The main reason you require a Tax Depreciation Report is to provide your Accountant with figures that will allow them to fully maximize your deductions and complete your Tax return.
There are two aspects to the depreciation of your property; the Building Structure (Division 43) and the Fixtures and Fittings (Division 40).

Building Structure (Division 43)
DEPEX have extensive research to enable us to accurately estimate the building cost at time of construction.
Your building does not have to be new (post 18 July 1985) to claim, as renovations on older properties can also be deducted.
Fixtures and Fittings (Division 40)
Examples of depreciable items on your investment property which the ATO will allow to be depreciated include:

- Floor Finishes
- Air Conditioning
- Cook Tops
- Hot Water Systems
- Sheds
- Window Treatments
DEPEX maintain the latest information on the Depreciable Items to enable us to maximize your returns. |
